About us

Anshita is the Director of Plan 2 Create and brings over 11 years of planning experience across both the public and private sectors. She began her career with Auckland Council’s planning team, where she gained broad experience in consenting multi-lot subdivisions, commercial activities, and rural developments. She later joined Watercare, working on large-scale infrastructure projects, including water take consents, wastewater and air discharge consents, designations, and Outline Plans of Works (OPWs).  

Committed to ongoing professional development, Anshita stays up to date with changes in planning policy, district plans, and legislation, ensuring she provides clients with practical, informed, and current planning advice.

Anshita brings a wealth of experience across both residential and commercial developments, having contributed to over 200 projects across Auckland and the wider North Island. Her work spans multiple regions—including Waikato, Wellington, Coromandel, Whakatāne, Lower Hutt, and Whangārei—giving her a strong understanding of varied planning contexts and regulatory frameworks.

Outside of her professional work, Anshita enjoys going for walks, dance, exercising, practising yoga, and spending time with family.

Anshita Jerath, Director of Plan 2 Create

Jan is a Senior Urban Planner with strong statutory planning experience across the Philippines, Australia, and New Zealand. He brings more than 14 years’ experience  supporting a range of development and infrastructure projects through approvals and compliance pathways. He prepares robust planning assessments and Assessments of Environmental Effects (AEEs) for resource consent applications, particularly for multi-dwelling residential developments and subdivisions, with a focus on clear effects analysis, policy interpretation, and practical consent strategy that supports timely outcomes.

Outside of work he enjoys mentoring and contributing to team success, and he is known for being calm, methodical, and solutions-oriented in the way he works with clients and project teams.

Jan Sugatin, Senior Urban Planner

Jamille is an Urban Planner and Landscape Architect with over 10 years of experience. Her background includes professional planning experience in the UK and project work across the Philippines and New Zealand. She specialises in creating sustainable, resilient cities and landscapes through innovative, community-focused solutions. Her work in New Zealand includes preparing assessments of environmental effects for resource consent applications, balancing ecological outcomes with development needs.

Jam is passionate about supporting community initiatives and regularly volunteersher planning and architectural expertise. She enjoys helping organisationsachieve their goals and create positive outcomes for their communities.
